Beyond the KPI: Mentoring People, Not Just Performance

The property management industry loves a metric. Arrears rates, doors managed, response times — we measure everything except the thing that actually drives performance: the person behind the numbers. And it shows. The industry keeps churning through talent, burning out its best, and recycling the same challenges year after year.

Andy Reid has spent 24 years geeking out on human behaviour and what customers — and teams — actually need from us. An award-winning sales performer, author of Success Curious, and a mentor to countless property managers and rent roll owners through their biggest challenges, Andy has helped build PM businesses from the inside out.

In this session, Andy unpacks what it really takes to mentor for high performance: looking beyond the dashboard, asking better questions of your people, and helping your team understand not just what they are, but who they are — in business and in life. Expect practical optimism, fresh energy, and a few uncomfortable questions along the way.

Trust Your Gut, Train Your Eye: Staying Safe in an Unpredictable Job

Property managers walk into the unknown every day — routine inspections, viewings with strangers, and difficult conversations that can turn tense in a heartbeat. Most safety incidents don't come out of nowhere; there are warning signs long before things escalate. The question is: do you know how to spot them?

In this session, Phil — Director of Protect and one of New Zealand's leading self-protection experts — shares the awareness and de-escalation tactics he's taught to over 100,000 people worldwide, including police, government agencies, and security teams. With more than 20 years of experience in the pre-contact stages of violent confrontation, Phil will show you how to read situations early, trust your instincts, defuse tension before it becomes a threat, and walk into any property with confidence.

Practical, empowering, and immediately applicable — this is the session that could matter most when it counts.

Beyond Busy: Building High-Performing Property Teams That Last

In property management, busy is a given — but busy isn't the same as high-performing.

The best teams aren't the ones working the hardest; they're the ones led with clarity, backed by strong culture, and set up with better ways of working.

Hannah Gill has spent nearly 20 years working in and leading teams across property management, business development, and operations, helping organisations evolve from the inside out. Currently Deputy President of the Real Estate Institute of Australia, a Director on the Rise Initiative Board, and 2020 ACT Telstra Business Woman of the Year, Hannah brings a rare combination of hands-on property experience and senior industry leadership.

In this session, Hannah will unpack what genuinely drives high performance — how to lead with clarity, build a culture people want to be part of, and create the conditions where teams (and businesses) thrive. Whether you're leading a team of two or twenty, you'll leave with practical strategies to lift performance without burning people out.

Stop Selling: What It Really Takes to Be a Top BDM

What does it take to perform at the top of the industry — not just once, but year after year? According to Sandy Dodson, it's not about selling harder. It's about relationships.

Sandy is one of New Zealand's most consistent high performers in business development, recognised among the top three in the REINZ BDM of the Year awards year after year before being named BDM of the Year in 2025. Now Head of Business Development at Wolfbrook Property Management, Sandy leads a high-performing BDM team built on trust, consistency, and genuine connection.

In this keynote, Sandy shares real insights from sustained success at the highest level — practical strategies for building lasting relationships, leading with authenticity, and staying at the top without burning out or selling out. Grounded in strong family values and a simple philosophy — strong relationships drive strong results — Sandy will leave you with one challenge that might just change the way you work: stop selling.

Built on People: What Really Sits Behind a High-Performing Rent Roll

Ask Jodi Ford the secret to building one of Australia's largest rent rolls and she won't start with fees or growth targets. She'll tell you it's not just about looking after a property — it's about looking after every client, and their financial future.

In this session, Jodi shares what genuinely drives a healthy rent roll — yes, the fundamentals like fees, rent reviews and churn, but more importantly, the people behind them: the teams you build, the clients you serve, and the culture that holds it all together. She'll reflect honestly on what she loves about this industry and where it needs to do better, how legislative change in Australia compares with what's happening in New Zealand, and what she's learned navigating a long career as a female leader in a male-dominated industry.

A session about numbers, in the end, that's really about people.

Panel | People, Pathways and Leadership

Property management has a people challenge — attracting great people into the industry, growing them, and keeping them. But too often, the conversation happens in one direction: leaders talking about what they need from the next generation, without asking what the next generation needs from them.

This panel brings both sides to the table. What do younger people entering the industry actually want from their leaders — and what do leaders genuinely need from the people coming through? Where do expectations align, where do they clash, and what does a career pathway in property management need to look like to keep the best people in the room?

Facilitated by Sarah Cincotta, this honest, two-way conversation features Caroline Register (Harcourts Holmwood), Anita Ball (Comprende), Sam Hewetson (Aspire), and Britney Ross (Bayleys Wanaka) — voices from across the industry and across career stages, sharing what they've learned about leading, being led, and building teams people don't want to leave.

The 10-Year Overnight Success: The Work Behind the Reputation

In an industry where reputation is everything, building a strong personal brand can be the difference between simply managing properties and becoming the go-to name in your market.

In this session, Ashleigh shares the real story behind her “10-year overnight success” — a journey shaped by consistency, resilience, and a deliberate approach to showing up in the industry.

From starting out with no profile to building a recognised and trusted personal brand, this session unpacks what actually works (and what doesn’t). It’s not about quick wins or viral moments — it’s about the small, strategic actions that compound over time.

Whether you’re early in your career or looking to elevate your presence, this session offers a real-world perspective on building a brand that lasts.

Winning at the Tribunal

Most property managers dread the Tenancy Tribunal. Sarina Gibbon thinks that's the wrong way to look at it — because winning at Tribunal isn't about legal theatrics or out-arguing the other side. It's about preparation, credibility, and showing up as someone the adjudicator can actually trust.

Sarina is the Founder and Director of Tenancy Advisory, an enrolled barrister and solicitor of the High Court of New Zealand, and a tenancy law expert with nearly two decades in the rental sector — including 17 years leading the Auckland Property Investors Association. Known for sharp thinking, real talk, and a knack for making complex things make sense, she works with everyone from individual landlords to government agencies, helping them turn complex regulation into clear, commercial decisions.

In this session, Sarina unpacks what it really takes to win at Tribunal — from building your case long before the hearing date, to presenting evidence with clarity and confidence. Because the law should be a guardrail, not a cage — and the best advocates aren't the loudest ones. They're the most believable.

Expect practical strategies, a few war stories, and Sarina's trademark dry humour along the way.

The Long Game: What Three Decades in PM Teaches You About Reinvention

In an industry where burnout is common and careers can feel short, how do you build one that lasts thirty years — and keeps evolving? Mandy Welch has done exactly that, and in this session she shares the story behind it.

From shareholder and General Manager of Palace Property Software, to founding Eknows — now a trusted consultancy focused on operational excellence and industry wellbeing — to her current role leading the Customer Experience team at Keyhook, Mandy has reinvented herself at every turn while staying rooted in one thing: helping property professionals succeed.

This is a candid look at the lessons, pivots, and hard-won perspective gathered across three decades in property management and proptech — what's changed, what never will, and what it takes to build a career (and an industry) that people actually want to stay in.
